Design District, Wynwood and Edgewater Med Spa Marketing: An Aesthetics Cluster, Two Very Different ZIP Codes and the Miami Art Week Calendar

Published  ·  Last updated:

This guide uses Census Bureau American Community Survey 2024 5-year estimates (2020 to 2024), ZIP and County Business Patterns for 2023, and City of Miami, Miami-Dade, Miami Design District, Wynwood BID, Art Basel and Florida pages read on November 2 and 3, 2026. Event dates come from organizers' own calendars. It is general marketing guidance for practices in Edgewater, Wynwood and the Design District, not legal, medical or financial advice.

Design District, Wynwood and Edgewater Med Spa Marketing: An Aesthetics Cluster, Two Very Different ZIP Codes and the Miami Art Week Calendar

Three smiling friends in their thirties in bright linen and denim laugh together in front of a large painted wall of soft coral, sage and ochre shapes in warm sunlight, an uplifting Wynwood-style scene with no signs, logos or readable text.

Design District med spa marketing starts with ZIP code 33137, which held 53 physician offices, 27 beauty salons and 35 hair, nail and skin care businesses in 2023. [4] Next door, in Wynwood's ZIP 33127, the median household income is $41,230 against $94,036 in 33137, and 40.2% of residents have Medicaid coverage against 17.0%. [1] [2] So plan by ZIP code first, then plan the year around the Art Week openings on December 1. [8]

Key Takeaways
  • ZIP 33137 (Edgewater and the Design District) held the most physician offices (53), beauty salons (27) and hair, nail and skin care businesses (35) of the 10 Miami ZIP codes from Brickell to the Design District we compared. Its 27 salons are 2.8% of Miami-Dade's 970, while the ZIP holds 1.8% of all county businesses. [4] [5]
  • ZIPs 33137 and 33127 sit side by side and differ sharply: median household income $94,036 against $41,230, private health insurance 66.6% against 30.9%, Medicaid coverage 17.0% against 40.2%. One offer will not fit both. [1] [2]
  • The Miami Design District's own calendar lists eight Miami Art Week opening receptions on December 1, including ICA Miami's, ahead of Art Basel Miami Beach on December 4 to 6, 2026. Plan content and booking windows around those dates. [8] [9]
  • Wynwood was the City of Miami's first Neighborhood Revitalization District (September 24, 2015), and its sign guidelines discourage box signs and "Standard corporate or franchise signs". Only 45.8% of ZIP 33138 is in the City of Miami. Check the rules for your exact address. [12] [13] [7]

Searches for a Wynwood or Design District med spa return booking directories, listicles and press about single openings. The pages we read do not show that 33137 holds the area's aesthetics cluster, that the ZIP next door has a very different patient base, or that Wynwood signage goes through design review. This guide covers those three facts and the art calendar that shapes this area's December. For the service side first, see our med spa marketing agency page.

This is not one neighborhood. It is three ZIP codes with three Census profiles, and a plan that treats them as one wastes budget in at least one of them.

To be clear about scopeThis guide covers Edgewater, Wynwood and the Miami Design District, measured as Census ZIP code areas 33137, 33127 and 33138. ZIP areas approximate neighborhoods and do not follow official neighborhood lines, and we did not find an official Edgewater boundary. Ambrose has no Miami office; our team works from Naples. The Miami marketing agency page covers the rest of the city, and our Brickell guide covers the financial district to the south.

The Aesthetics Cluster in ZIP 33137: Physicians, Salons and Skin Care in One ZIP Code

ZIP 33137, which covers Edgewater and the Miami Design District, is where this area's aesthetic and physician businesses concentrate. In 2023 it held 53 offices of physicians, 27 beauty salons, 35 hair, nail and skin care establishments, 11 other personal care businesses and 12 fitness centers. [4] Wynwood's 33127 held 9 physician offices and 159 restaurants in the same year. [4]

Read the 33137 column as a concentration. The ZIP held 1.8% of Miami-Dade's business establishments in 2023 but 2.8% of its beauty salons and 2.8% of its hair, nail and skin care businesses, by our calculation from the ZIP and county files. [4] [5] Aesthetic services cluster in 33137 at about one and a half times the ZIP's share of all businesses.

The physician offices in 33137 are small. Of the 53, 38 had fewer than 5 employees and only 3 had 20 to 49. [4] An office that size rarely has a marketer of its own. In our view, that makes the basics the first job: a complete Google Business Profile, real photos of the space and a page for each treatment.

None of the three ZIP codes had a hospital establishment in 2023; the ZIP file has no hospital row for 33137, 33127 or 33138. [4] A practice here cannot borrow the steady traffic of a hospital campus. Search, reviews and referrals between nearby offices have to do that work.

Then there is Wynwood's dining count. ZIP 33127 held 159 restaurants and other eating places in 2023, more than any of the 10 ZIP codes we compared and about 15% of the ZIP's 1,057 establishments. [4] That is 3.0% of Miami-Dade's restaurants in a ZIP with 1.1% of its businesses, by our calculation. [5] A wellness studio in Wynwood markets to people who came for something else.

One limit to keep in mind: ZIP Business Patterns has no separate row for med spas, so this guide does not count them. [4] The table counts establishments, not employees or patients.

Two Neighboring ZIP Codes, Two Patient Bases: 33137, 33127 and 33138 Compared

ZIPs 33137 and 33127 are neighbors with very different patients. ZIP 33137 has a median household income of $94,036, 66.6% private health insurance and 17.0% Medicaid coverage. [1] Wynwood's 33127 has a median household income of $41,230, 30.9% private insurance, 40.2% Medicaid coverage and 21.9% uninsured. [2] ZIP 33138, to the north, is older and more owner-occupied than either. [3]

Sources: Census ACS 2024 5-year, ZCTAs 33137 [1], 33127 [2] and 33138 [3]. Insurance shares can add to more than 100% because some people hold more than one kind of coverage.

Read 33137 as the private-pay market. A median age of 34.9, half of adults with a bachelor's degree or higher and 26.6% of workers at home fit services sold on price, timing and convenience: aesthetic treatments, wellness memberships and concierge-style primary care. [1]

Read 33127 as a different brief. With 40.2% Medicaid coverage and 21.9% uninsured, a practice that wants Wynwood residents as patients needs to say which plans it accepts, in Spanish as well as English, since 52.0% of residents speak Spanish at home. [2] An aesthetics offer aimed at the whole area spends part of its budget on residents whose income and coverage point elsewhere. Census figures also describe residents only, not the diners and gallery visitors Wynwood draws.

ZIP 33138 needs a caveat. Only 45.8% of its land is in the City of Miami; 42.9% is in Miami Shores village and 5.8% in El Portal village, so its figures blend residents of all three. [7] A median owner-occupied home value of $784,700 and 16.1% Medicare coverage point to an older, settled base that suits dermatology, primary care and longevity-style wellness. [3]

The mistake we would avoid first is a single area-wide campaign. Three ZIP codes, three briefs.

Miami Art Week, December 1 to 6, 2026: The Content Window That Shapes the Season

The Miami Design District's own calendar lists eight Miami Art Week opening receptions on December 1, including ICA Miami's 2026 opening reception, plus multi-day programs running through December 6. [8] Art Basel Miami Beach follows on December 4 to 6, 2026. [9] For a med spa or wellness studio in 33137, 33127 or 33138, those dates set the content and booking calendar for the season.

A smiling woman in her thirties in a white linen dress relaxes on a lounge chair in a bright, plant-filled design studio with concrete floors and a large abstract canvas behind her, calm and happy, no signs or logos.

The district describes itself as "a creative neighborhood & shopping destination dedicated to innovative fashion, design, art, architecture & dining." [8] Wellness sits inside that pitch: the district site carries a Wellness directory, and its November calendar listed a hot pilates brunch on November 7. [8] We read that as a cue: in this district, a practice's posts sit beside galleries and boutiques, so they compete on look as well as substance.

Wynwood runs its own calendar. The Wynwood Business Improvement District's Art Walk page listed Saturday, October 10, 2026, with free entry to Wynwood Walls from 5 PM to 10 PM. [11] We did not find a later Art Walk date on the pages we read, so check the BID's page before you plan a post around the next one.

If your practice is a Wynwood BID member, the BID runs a Special Event and Cultural Grant Program "available exclusively to BID members", meant to help businesses and property owners promote the district through cultural programming and event sponsorships. [10] A wellness event co-hosted with a Wynwood restaurant or gallery is the kind of activation to ask the BID about.

Art Week is not a treatment season. It is an attention season. Treatments with downtime belong in the weeks before it, openings bring visitors who need directions and same-day hours, and the weeks after are for follow-up with the people who consented to hear from you.

Wynwood's Design Rules Make Your Sign Part of the Brand Review

Wynwood is the City of Miami's first Neighborhood Revitalization District, NRD-1, established on September 24, 2015, with a stated goal to "Preserve the unique street art and Industrial characteristics of Wynwood." [12] Its Design Review Committee's signage guidelines discourage box signs and "Standard corporate or franchise signs" and encourage hand-painted, handcrafted and pin-mounted lettering. [13]

Wynwood signage (WDRC guidelines)EncouragedDiscouraged
MaterialsAuthentic, handcrafted signs in real materials such as steel, iron or woodFaux wood, stone or other simulated materials

Brand marksArtistic, innovative design with creative use of materials and lightingStandard corporate or franchise signs; standard shopping center or strip mall signs (logos and typefaces may be used if materials, lighting and size represent Wynwood's character)
Shared buildingsAn overall Master Signage Plan; each tenant still applies separatelyThick, bulky or out-of-scale signs

Source: City of Miami, WDRC Signage Guidelines and Recommendations [13]

For a med spa or wellness studio, the practical reading is simple: a franchise sign kit will likely need rework in Wynwood. Buildings in NRD-1 must meet the committee's requirements, and the City's general sign rules sit in Miami 21, Article 10. [13] Budget for a sign made for the building before you sign the lease.

Then use it. A hand-painted or pin-mounted sign is content. It belongs in your Google Business Profile photos, your Instagram grid and your website header, because in Wynwood the street is part of the brand people share.

Murals are a separate question. The guidelines ask for signage to be coordinated with murals and art on the wall, but the page does not address advertising murals, and we did not find that rule. [13] Ask the Wynwood Design Review Committee before you commission a mural that carries your practice name.

In the Design District and Edgewater, we did not verify a separate district sign standard. Ask your landlord and the City which sign rules apply to your address before you order anything.

Finding the Practice: Metromover's North End, a ZIP Code That Is Mostly Water and Three Municipalities

Getting found in this area is a map problem. Metromover's Omni Loop ends at School Board and Adrienne Arsht Center stations, by NE 15th Street on the county map, and the county map shows no Metromover station in Wynwood or the Design District. [15] ZIP 33137 has 3.332 square miles of water and 2.022 of land, and ZIP 33138 crosses three municipalities. [6] [7]

Write directions for the way people actually arrive. With no Metromover station in Wynwood or the Design District on the county map, your contact page should cover parking, ride-share drop-off and the entrance to use, and name the nearest Metromover station only if you are at the Edgewater end. [15]

Water changes ad targeting in 33137. More of the ZIP's area is water than land, so a radius drawn around an Edgewater address spends much of its reach over the bay and across it. [6] When you mean the mainland neighborhoods, target the ZIP codes themselves.

ZIP 33138 is where addresses mislead. Only 45.8% of its land is in the City of Miami; 42.9% is in Miami Shores village and 5.8% in El Portal village. [7] The City of Miami says "Every business needs to obtain a Business Tax Receipt to operate in the City", that most businesses need a Certificate of Use first, and that every business also needs a Miami-Dade County receipt. [14] If your 33138 address is in Miami Shores or El Portal, those villages' own rules apply instead; we could not open the Miami Shores Village page to confirm them.

For local SEO, name the neighborhood patients use alongside the postal address on your location page, such as Upper East Side, Miami Shores, Edgewater or the Design District. A patient searching by neighborhood should find the same name on your page, your Google Business Profile and your Apple Maps place card.

Florida Rules That Apply to Every Aesthetic and Wellness Offer

Florida's advertising rules apply here exactly as they do statewide. Rule 64B8-11.001 bars physician advertising that "Creates false or unjustified expectations of beneficial assistance" and requires the physician to be conspicuously identified by name. [16] Statute 456.062 requires a capitalized 72-hour right-to-refuse statement on ads for free or discounted health services, and that includes any Art Week promotion. [17]

Fla. Admin. Code 64B8-11.001 [16]"Event-ready" treatment promotionsName the physician; describe the treatment, its timing and who performs it, not the result

To be clear about scopeThis section summarizes Florida rule and statute text read on November 2 and 3, 2026. It is not legal advice. Whether a specific ad, event offer or partner agreement complies depends on its facts, so confirm with a qualified Florida healthcare attorney before you publish or sign.

Where SEO, Social Media, a Website Refresh and Lead Generation Fit in This Area

For a practice in 33137, 33127 or 33138, local SEO comes first, because 53 physician offices and 35 hair, nail and skin care businesses in 33137 alone compete for the same map results. [4] Social media carries the art calendar, a website refresh carries ZIP-specific pages and real booking, and lead generation needs Florida consent language on every form. [19]

Local SEO carries the most weight because the competition is dense and close. When someone in Edgewater searches for a facial, injectables or a pilates class, Google and Apple show a map first. The listing with the right category, every treatment named, real photos and steady reviews gets the call. Our SEO services page explains how we build that.

Social media earns its place through the calendar. A practice that posts its Art Week hours, its providers and its booking windows in the weeks before December 1 is visible while the district calendar is full. Our social media marketing service and our guide to wellness studio social media cover the content side, and our med spa Google Ads rules guide covers paid search.

A website refresh for a practice in this area has five jobs:

Split pages by who pays

With private insurance at 66.6% in 33137 and 30.9% in 33127, publish a private-pay treatment menu with prices and a separate page of accepted plans. [1] [2]

Publish Spanish pages for main services

49.3% of 33137 residents, 52.0% of 33127 residents and 40.4% of 33138 residents speak Spanish at home. Write the pages for patients, with the same prices and disclosures. [1] [2] [3]

Put the season on the site

Add a dated Art Week page or booking banner for December 1 to 6, and place the 456.062 statement next to any discount. [8] [17]

Show the sign and the street

Use photos of your sign and entrance, and write directions for parking, ride-share drop-off and the nearest Metromover station if you are in Edgewater. [15]

Name the physician and fix the forms

Name the treating or supervising physician on each treatment page, and add a text-consent line to every form before automated follow-up. [16] [19]

Our website design and development team scopes refreshes like this in writing after a free consultation. The test is plain: a visitor on a phone during Art Week should find your hours, your entrance and an open slot without calling.

Ambrose Works From Naples: What That Means for a Practice in This Area

Ambrose Marketing has no office in Edgewater, Wynwood, the Design District or anywhere in Miami. The team works from Naples at 4850 Tamiami Trl N, Suite 330, by appointment, and works with Miami practices remotely on SEO, social media, website refresh and lead generation. Most Ambrose clients invest roughly $1,200 to $4,000 a month in marketing, often across more than one channel.

Where a practice in 33137, 33127 or 33138 lands in that range depends on how many ZIP-specific and Spanish pages it needs, whether the Art Week window includes paid social, and how many providers and locations are in scope. We put it in writing after a free consultation.

We have no Design District or Wynwood client results to show you, and we will not invent any. What we offer is the method in this guide: read the ZIP data, plan around the calendar, respect the local rules and build the listing and website that carry the practice between seasons.

Questions Practice Owners Ask About Edgewater, Wynwood and the Design District

Kali Kirkland, Founder of Ambrose Marketing
Kali KirklandFounder, Ambrose Marketing
Hi. If you run a practice in the Design District, Wynwood or Edgewater or are opening one there, pick a question and I will give you a straight answer.
Ask a question

How should a med spa in the Design District market itself?

Start with the Google Business Profile and a page for each treatment, because ZIP 33137 held 53 physician offices and 35 hair, nail and skin care businesses in 2023. [4] Plan social content around the Art Week openings on December 1 and Art Basel Miami Beach on December 4 to 6, 2026. [8] [9] Name the physician on every ad and page under Florida rule 64B8-11.001. [16]

Should a Wynwood practice run the same offers as one in the Design District?

Usually not. ZIP 33127 has 30.9% private insurance and 40.2% Medicaid coverage; ZIP 33137 next door has 66.6% and 17.0%. [1] [2] Give each ZIP its own landing page and offer, say which plans you accept, and publish Spanish pages, since 52.0% of 33127 residents speak Spanish at home. [2]

Can I put a standard franchise sign on a Wynwood storefront?

Expect to adapt it. The Wynwood Design Review Committee's guidelines discourage "Standard corporate or franchise signs" and box signs, and buildings in NRD-1 must meet its requirements as well as Miami 21, Article 10. [13] Logos can be used when materials, lighting and size fit Wynwood's character. Check with the City before you order a sign; this is not legal advice.

Is a 33138 address in the City of Miami?

Not always. Only 45.8% of ZIP 33138's land is in the City of Miami; 42.9% is in Miami Shores village and 5.8% in El Portal village. [7] Confirm which municipality your address is in before you apply for a business tax receipt or plan signage, because the City of Miami's requirements apply inside the City. [14]

Does Ambrose Marketing have an office in Wynwood or the Design District?

No. Ambrose Marketing has no office in Wynwood, the Design District, Edgewater or anywhere in Miami. The team works from Naples at 4850 Tamiami Trl N, Suite 330, by appointment, and works with Miami practices remotely. Most Ambrose clients invest roughly $1,200 to $4,000 a month in marketing, often across more than one channel.

Plan by ZIP Code, Then by the Calendar

Edgewater, Wynwood and the Design District give a med spa or wellness practice three markets in three ZIP codes. ZIP 33137 holds the aesthetics cluster, with 53 physician offices and 27 beauty salons in 2023; ZIP 33127 holds 159 restaurants and a resident base where 40.2% have Medicaid coverage; ZIP 33138 is older, owner-occupied and split across three municipalities. The plan follows from that. Target by ZIP code, write separate pages for who pays, treat a Wynwood sign as both a design review and a piece of content, and put December 1 to 6 on the calendar now.

Census figures are estimates with margins of error, ZIP code areas approximate neighborhoods, establishment counts are not patient counts, and event dates come from organizers who can change them.
