# Miami Beach Med Spa and Medical Practice Marketing: Residents, Visitors and Three Different ZIP Codes

Published November 4, 2026 · Last updated: November 4, 2026

This guide draws on the City of Miami Beach Code of Ordinances and business license page, Census Bureau American Community Survey 2024 5-year estimates (2020 to 2024), ZIP Business Patterns for 2023, and Mount Sinai Medical Center, Miami Beach Convention Center, Art Basel and South Beach Wine & Food Festival pages re-read on November 4, 2026. Code text, event dates and Census figures change, so each source carries its read date. It is general marketing guidance for Miami Beach practices, not legal, medical or financial advice.

## Miami Beach Med Spa and Medical Practice Marketing: Residents, Visitors and Three Different ZIP Codes

By [Kali Kirkland](https://www.ambrosemarketing.com/our-story), Founder, [Ambrose Marketing](https://www.ambrosemarketing.com) Kali helps medical and healthcare practices plan their marketing across paid search, organic search and AI answers.

Miami Beach med spa and medical practice marketing serves two audiences: residents and visitors. South Beach ZIP 33139 held 118 of Miami-Dade's 513 traveler accommodation establishments in 2023, while Mid-Beach ZIP 33140 held 110 physician offices around Mount Sinai Medical Center. [4] [5] [11] A Miami Beach clinic must also give the city the name and state license of every physician. [6]

Key Takeaways
- In 2023 the three Miami Beach ZIP codes held 160 of Miami-Dade's 513 traveler accommodation establishments (31.2%) and 41 of its 369 fitness centers (11.1%), with 5.2% of the county's businesses, by our calculation. [4] [5]
- ZIP 33140 is the resident and medical core: 110 physician offices, Mount Sinai at 4300 Alton Rd, a $107,063 median household income and a 6.1% uninsured rate. [2] [4] [11]
- City Code Section 18-441 requires every medical clinic to disclose the names of its physicians in writing and file copies of their state medical licenses with the city. [6]
- The visitor calendar has fixed dates: Art Basel Miami Beach runs December 4 to 6, 2026, and the Miami Beach Convention Center reports more than 600,000 visitors a year. [12] [13]

Most practice marketing advice assumes one audience. Miami Beach has two, and they live in different ZIP codes. The hotels, restaurants and fitness studios cluster in South Beach; the physician offices cluster in Mid-Beach around the hospital; in North Beach, two in three residents speak Spanish at home, and its uninsured rate is the highest of the three.

The pages that rank for Miami Beach med spa and Miami Beach medical marketing searches today are booking marketplaces, directories, agency award lists and listicles. None of the ones we read ties practice marketing to the city's physician disclosure rule, its bundled business license, or the split between the visitor ZIP and the medical ZIP. This guide does. If you want the service side first, our [med spa marketing agency](https://www.ambrosemarketing.com/med-spa-marketing-agency) page explains it.

Miami Beach is its own city. The city dates its incorporation to March 26, 1915, and the Census Bureau counts 82,031 residents in the 2020 to 2024 survey. [14] [15]

To be clear about scope This guide covers the City of Miami Beach, measured with Census ZIP code areas 33139 (South Beach), 33140 (Mid-Beach) and 33141 (North Beach). ZIP areas do not follow city limits, and the neighborhood labels are ours, not an official map. Ambrose has no office in Miami Beach or anywhere in Miami; our team works from Naples. The Miami marketing agency page covers the rest of the city and links to each neighborhood guide.

## Three Miami Beach ZIP Codes, Three Patient Bases: South Beach, Mid-Beach and North Beach Compared

The three Miami Beach ZIP codes describe three different patients. ZIP 33140 is affluent and privately insured, with a $107,063 median household income and 6.1% uninsured. ZIP 33139 rents (62.8% of homes) and has 17.4% uninsured. ZIP 33141 speaks Spanish at home (67.0%), and 18.7% of its residents are uninsured. [1] [2] [3]

| Measure (ACS 2024 5-year, 2020 to 2024) | 33139 South Beach | 33140 Mid-Beach | 33141 North Beach |
| --- | --- | --- | --- |
| Population | 33,753 | 20,342 | 36,438 |
| Median age | 43.6 | 40.2 | 45.4 |
| Under 18 | 12.7% | 23.2% | 11.9% |
| Aged 65 and over | 18.2% | 21.1% | 17.3% |
| Median household income | $69,793 | $107,063 | $68,738 |
| Renter-occupied homes | 62.8% | 42.2% | 62.5% |
| Speak only English at home (age 5 and over) | 43.0% | 46.3% | 20.0% |
| Speak Spanish at home (age 5 and over) | 43.0% | 40.5% | 67.0% |
| Cuban origin | 14.2% | 16.9% | 29.7% |
| Private health insurance | 63.0% | 78.1% | 60.2% |
| Medicare, alone or in combination | 17.1% | 20.5% | 15.6% |
| Medicaid or means-tested coverage, alone or in combination | 13.8% | 6.4% | 15.6% |
| Uninsured | 17.4% | 6.1% | 18.7% |
| Worked from home | 26.7% | 30.2% | 18.5% |
| Mean travel time to work | 22.2 minutes | 25.3 minutes | 32.4 minutes |

ZIP 33140 is the household market. Nearly a quarter of its residents are under 18, 30.2% of its workers work from home, and 78.1% of residents carry private insurance. [2] Family practices, pediatric dentistry, dermatology and concierge-style primary care fit that profile, sold on access and named physicians.

ZIP 33139 is a renter market with a wide insurance gap. With 17.4% uninsured and 13.8% covered by Medicaid or other means-tested plans, a South Beach practice that wants residents as well as visitors should publish self-pay prices and the plans it accepts in plain view. [1]

ZIP 33141 needs Spanish first. Only 20.0% of North Beach residents aged 5 and over speak only English at home, 67.0% speak Spanish, and 29.7% of residents are of Cuban origin. [3] Its 32.4-minute average commute is the longest of the three. [3] Our reading: early and late appointments, booked by phone or text, serve that commute better than office hours alone.

The profiles below turn those figures into a first look at each ZIP and at the visitors who are not counted in any of them:

These profiles restate Census ACS 2024 5-year estimates and ZIP Business Patterns 2023 for ZIP codes 33139, 33140 and 33141, and the Miami Beach Convention Center's visitor figure, as read on November 4, 2026. Visitors are not counted in any resident figure, and nothing here predicts results; your own booking records show which audience your practice actually serves.

## The Visitor Economy: Hotels, Fitness Studios and a Convention Center Inside One City

Miami Beach concentrates the county's visitor businesses. In 2023 its three ZIP codes held 160 of Miami-Dade's 513 traveler accommodation establishments (31.2%), 41 of 369 fitness centers (11.1%) and 29 of 348 other personal care establishments (8.3%), against 5.2% of all businesses, by our calculation. [4] [5] The Convention Center reports more than 600,000 visitors a year. [13]

| Industry (NAICS), 2023 establishments | 33139 | 33140 | 33141 | Three ZIPs | Miami-Dade County | Three-ZIP share of county |
| --- | --- | --- | --- | --- | --- | --- |
| All sectors | 3,016 | 1,142 | 949 | 5,107 | 98,394 | 5.2% |
| Traveler accommodation (7211) | 118 | 32 | 10 | 160 | 513 | 31.2% |
| Restaurants and other eating places (7225) | 373 | 49 | 83 | 505 | 5,257 | 9.6% |
| Fitness and recreational sports centers (713940) | 29 | 7 | 5 | 41 | 369 | 11.1% |
| Other personal care services (812199) | 22 | 4 | 3 | 29 | 348 | 8.3% |
| Beauty salons (812112) | 31 | 15 | 10 | 56 | 970 | 5.8% |
| Real estate agents and brokers (5312) | 181 | 74 | 53 | 308 | 2,543 | 12.1% |
| Offices of physicians (6211) | 62 | 110 | 24 | 196 | 3,217 | 6.1% |
| Offices of dentists (6212) | 21 | 28 | 9 | 58 | 1,543 | 3.8% |
| Offices of other health practitioners (6213) | 38 | 35 | 25 | 98 | 2,819 | 3.5% |

The table counts establishments by mailing ZIP, not visitors, patients or employees, and ZIP Business Patterns has no separate code for med spas; day spas often fall under other personal care services. [4] Two readings matter for a practice.

First, South Beach is a visitor district. ZIP 33139 alone held 118 traveler accommodation establishments, 23.0% of the county's, and 373 restaurants. [4] [5] A med spa or wellness practice there competes for attention with hotels and studios that market to the same visitors, which is why its listing, prices and booking page carry more weight than its storefront.

Second, the visitor calendar has fixed peaks. Art Basel Miami Beach runs December 4 to 6, 2026, and the South Beach Wine & Food Festival is set for February 25 to 28, 2027. [12] [16] The Convention Center at 1901 Convention Center Drive in 33139 reports more than 600,000 visitors a year after a $640 million renovation. [13] Publish event-week hours early and keep the booking page current and easy to use on a phone.

Our inference, not a measured fact: visitor demand favors services that fit a short stay, such as consultations, single-visit treatments and wellness sessions, while resident demand favors ongoing care. Your own booking data should confirm which one your practice actually serves.

## Mid-Beach and Mount Sinai: Where Miami Beach's Physician Offices Cluster

Miami Beach's physician offices cluster in Mid-Beach. ZIP 33140 held 110 of the 196 physician offices in the three Miami Beach ZIP codes in 2023, about 54 per 10,000 residents against about 18 in 33139 and about 7 in 33141, by our calculation. [2] [4] Mount Sinai Medical Center, founded in 1949, sits at 4300 Alton Rd in the same ZIP. [10] [11]

Mount Sinai describes itself as "Among a select few original statutory teaching hospitals in the state," and says it operates "14 facilities, including 4 emergency centers," with offices in Miami-Dade and Monroe Counties. [10] For a practice in 33140, the hospital is the landmark patients already know. Name it in your directions, and only there; implying an affiliation you do not have misleads a patient.

The 33140 physician offices are mostly small. Of the 110, 76 had fewer than 5 employees and 4 had 20 to 49. [4] A small office near a large teaching hospital competes for the same searches, so a complete Google Business Profile, a page for each service and named physicians do more for it than a bigger ad budget.

Referral relationships live here too. With 110 physician offices inside one ZIP, a specialist, therapist or diagnostic practice in Mid-Beach has its referral base inside the same ZIP code. [4] A clear referral page, with fax, scheduling and accepted plans, serves the physicians around you as much as the patients.

## What Miami Beach Requires Before a Clinic Advertises: Physician Disclosure, the Business License and Sign Limits

Miami Beach adds its own rules to Florida's. Section 18-441 says "All medical clinics shall obtain a license and shall disclose in writing the names of each physician associated with the establishment," and must file copies of those physicians' state medical licenses with the city. [6] Every business needs a Business License that bundles the Certificate of Use, the Annual Fire Fee and the Business Tax Receipt. [7]

| Miami Beach rule | Section | What it means for marketing |
| --- | --- | --- |
| Medical clinics disclose each physician's name in writing and file copies of their state medical licenses; those physicians obtain a city occupational license; a facility in a person's own name or professional association is exempt | City Code 18-441 [6] | The physician roster on your website should match the roster on file with the city |
| One Business License covers the Certificate of Use, Annual Fire Fee and Business Tax Receipt | City business license page [7] | Schedule launch ads after the license, not after the lease |
| Business tax receipts run October 1 to September 30 and are granted or denied within 30 days of a complete application | City Code 102-360, 102-364 [8] | Build 30 days into an opening plan; renew before October |
| The receipt is posted in a conspicuous place at the business | City Code 102-368 [8] | Keep the licensed business name consistent on the door, listing and website |
| Signs on a vehicle or trailer parked on public or private property are prohibited, except signs authorized by section 138-4 | City Code 82-411(f) [9] | A wrapped car parked as a billboard is not a Miami Beach tactic |
| Placing, or being the benefactor of, a sign on a public sidewalk, a utility pole, or an object on a sidewalk, swale or median is unlawful | City Code 82-412(a) [9] | Sidewalk flyers and pole signs expose the practice, not just the person who posted them |

The physician rule matters most. Section 18-441 also requires "All medical personnel affiliated with any hospitals, nursing homes, ACLF's, clinics, and similar facilities within the city" to obtain an occupational license. [6] A clinic that adds a physician should update the city filing and the website on the same day, so the names a patient reads match the names the city holds.

The sign rules push marketing online. When the city prohibits signs on parked vehicles and holds the benefactor of a sidewalk sign responsible, the street tactics some launches use elsewhere are off the table. [9] The listing, the website and social media do that work instead.

## Reaching Residents and Visitors: Local SEO, Paid Search and Social Media in Miami Beach

A Miami Beach practice runs two channel plans at once. Residents of 33140 and 33141 find care through local SEO, the map listing and Spanish pages, while visitors drawn by 160 traveler accommodation establishments and more than 600,000 convention visitors a year find it through search and social media on a phone. [3] [4] [13] Any automated text or call follow-up needs Florida's prior express written consent. [19]

| Channel | What the Miami Beach data points to | What to do first |
| --- | --- | --- |
| Local SEO and Google Business Profile | 110 physician offices in 33140; parked-vehicle signs prohibited citywide [4] [9] | Exact address and suite, named physicians, a page for each service, entrance photos |
| Spanish search ads and pages | 67.0% speak Spanish at home in 33141 [3]; Google's help page says that starting in September 2026, Search drops the campaign-level language setting and matches ads by the language of the ad [20] | Spanish ad groups that point to Spanish landing pages |
| Visitor search and social media | 118 accommodation establishments in 33139; Art Basel December 4 to 6, 2026 [4] [12] | Event-week posts, prices and online booking that works on a phone |
| Insurance and self-pay pages | Uninsured 17.4% (33139) and 18.7% (33141) [1] [3] | Self-pay prices and accepted plans on the first screen |
| Lead generation | Florida requires prior express written consent for automated sales texts and calls [19] | Consent line on every form, call tracking, one tracked inbox |
| Referral outreach | 110 physician offices and Mount Sinai in 33140 [4] [11] | A referral page and directions that name the hospital without implying affiliation |

Local SEO serves the resident. For a Mid-Beach family looking for a pediatric dentist, or a North Beach patient looking for a doctor who speaks Spanish, the map listing is the first thing to get right. Our [SEO services](https://www.ambrosemarketing.com/seo-marketing-agency) page explains how we build listings and service pages, and our [healthcare marketing](https://www.ambrosemarketing.com/healthcare-marketing-agency) page covers physician and specialist practices.

Social media serves the visitor. Our view: a visitor in town for a few days is more likely to meet a med spa or wellness studio through a post, a short video or a search result than through its storefront. Our [social media marketing](https://www.ambrosemarketing.com/social-media-marketing) service covers that content, and our [plastic surgery marketing](https://www.ambrosemarketing.com/plastic-surgery-marketing-agency) page covers aesthetic surgical practices.

Paid search should follow your own data. Set ad schedules and event-week budgets from your call and booking records by hour and by date, and pair Spanish ad groups with Spanish landing pages, since Google now matches Search ads to the language of the ad. [20]

## State Rules Beside the City Roster: Physician Ads, Discount Offers and Text Consent

Florida's rules apply in Miami Beach on top of the city's. Rule 64B8-11.001 bars physician advertising that "Creates false or unjustified expectations of beneficial assistance" and requires the physician to be identified by name; Florida Statute 456.062 requires a 72-hour right-to-refuse statement on free or discounted offers; and Florida Statute 501.059 requires prior express written consent for automated sales texts and calls. [17] [18] [19]

The state and the city point the same way. The state wants the physician named in the ad, and the city wants every clinic physician named on file. [6] [17] An event-week discount aimed at visitors is still a discounted service under 456.062, so the statement goes in the ad and on the landing page. [18]

To be clear about scope This section summarizes Florida rule and statute text and Miami Beach code text as read on November 4, 2026, and it is not legal advice. Confirm a specific ad, offer, form or license question with a qualified Florida healthcare attorney and the City of Miami Beach.

## Five Website Fixes for a Practice That Serves Residents and Visitors

A Miami Beach practice website has to work for a Mid-Beach family, a North Beach patient who speaks Spanish and a visitor booking from a hotel room. [2] [3] [4] It also has to show the same physician names the city holds on file. [6] The five fixes below answer the rules and figures in this guide.

### Publish a physician roster that matches the city's

List every physician by name with credentials on the site, and update it the day you update the Section 18-441 filing. [6]

### Build a visitor page

Show event-week hours, prices, what a first visit involves and online booking that works on a phone, for a city with 160 traveler accommodation establishments. [4]

### Write Spanish-first pages for North Beach

With 67.0% of 33141 residents speaking Spanish at home, publish full Spanish service pages with the same names, prices and disclosures as the English pages. [3]

### Put insurance and self-pay information up front

In ZIPs where 17.4% (33139) and 18.7% (33141) of residents are uninsured, show self-pay prices and accepted plans on the first screen. [1] [3]

### Carry every disclosure and collect consent

Place the 456.062 statement beside any free or discounted offer and add a text-consent line to every form before any automated follow-up. [18] [19]

Our [website design and development](https://www.ambrosemarketing.com/website-design-development) team scopes refreshes like this in writing after a free consultation. A finished Miami Beach site passes one test: a resident and a visitor, in English or Spanish, can each see who treats them, what it costs and when they can come in, without calling.

## Ambrose and Miami Beach Practices: Remote Work From Naples, No Local Office

Ambrose Marketing has no office in Miami Beach or anywhere in Miami. Our team works from Naples at 4850 Tamiami Trl N, Suite 330, by appointment, and works with Miami Beach practices remotely on SEO, social media, website refresh and lead generation. Most Ambrose clients invest roughly $1,200 to $4,000 a month in marketing, often across more than one channel.

Where a Miami Beach practice lands in that range depends on how many providers and locations it has, whether Spanish pages are in scope, how many channels run at once and whether event-week campaigns are part of the plan. We scope it in writing after a free consultation.

We do not claim Miami Beach clients or results we do not have. What we bring is the method in this guide: decide which ZIP and which audience you serve, match your public roster to the city's, and build the listing, pages and campaigns for residents and visitors separately.

## Questions Miami Beach Practice Owners Ask About Patients, Visitors and City Rules

Kali Kirkland Founder, Ambrose Marketing

Hi. If you run a practice in Miami Beach or are opening one there, pick a question and I will give you a straight answer.

Does a Miami Beach medical clinic have to register its physicians with the city?
Yes. City Code Section 18-441 requires every medical clinic to obtain a license, disclose in writing the names of each physician associated with it and file copies of their state medical licenses with the city; those physicians also obtain a city occupational license. [6] A facility operated in a person's own name or as a professional association is exempt. Keep your website roster in step with that filing.

Can I advertise my Miami Beach practice with a wrapped car or a sidewalk sign?
Not as a parked billboard. City Code Section 82-411(f) prohibits signs on a vehicle or trailer parked on public or private property, except signs section 138-4 authorizes, and Section 82-412(a) makes it unlawful to place, or be the benefactor of, a sign on a public sidewalk, a utility pole, or an object on a sidewalk, swale or median. [9] Put that budget into the listing and the website.

Which Miami Beach ZIP code has the most physician offices?
ZIP 33140, Mid-Beach. It held 110 physician offices in 2023, against 62 in 33139 and 24 in 33141, and Mount Sinai Medical Center sits at 4300 Alton Rd in the same ZIP. [4] [11] By our calculation that is about 54 physician offices per 10,000 residents.

When should a Miami Beach med spa plan for visitor demand?
Plan around fixed dates and your own booking data. Art Basel Miami Beach runs December 4 to 6, 2026, the South Beach Wine & Food Festival is set for February 25 to 28, 2027, and the Miami Beach Convention Center reports more than 600,000 visitors a year. [12] [13] [16] Publish event-week hours and prices before each date.

Does Ambrose Marketing have an office in Miami Beach?
No. Ambrose Marketing has no Miami Beach or Miami office. The team works from Naples at 4850 Tamiami Trl N, Suite 330, by appointment, and works with Miami-area practices remotely. Most Ambrose clients invest roughly $1,200 to $4,000 a month in marketing, often across more than one channel. The Miami marketing agency page links to every Miami neighborhood guide.

## Serve the Resident, Plan for the Visitor

Miami Beach gives a practice two audiences in three ZIP codes. Mid-Beach holds the physician offices, the hospital and the privately insured households; South Beach holds the hotels and the visitors; North Beach holds a Spanish-speaking community with the widest insurance gap. [1] [2] [3] [4]

The city adds a rule of its own: every clinic physician named and licensed on file. [6] Match that roster in public, plan event weeks before they arrive, and let the listing and the website do what a sign on a parked car cannot.

### Ready to plan a Miami Beach practice for both residents and visitors?

We will map your services against the 33139, 33140 and 33141 data and the visitor calendar, check your roster, listing and website against the five fixes above, and show where SEO, social media and lead generation fit your audience. You can also explore our [med spa marketing](https://www.ambrosemarketing.com/med-spa-marketing-agency) services or [hire Ambrose](https://www.ambrosemarketing.com/hire-us) directly.

This guide is general marketing information as of its last-updated date, not legal, medical or financial advice. City code text, event dates and fees change, Census figures are estimates with margins of error, and ZIP code areas do not follow city limits. Confirm license and sign questions with the City of Miami Beach and compliance questions with a qualified Florida healthcare attorney.
